This market doesn’t belong to the biggest players. It belongs to those who move strategically, the ones who spot opportunity in small-balance deals, know how to structure across asset classes, and navigating what I often call the gray zone of lending.
That’s the space between agency and hard money, where bank terms don’t fit and private capital thrives. The deals in this zone aren’t flashy, but they’re profitable, financeable, and often overlooked.

Investor Corner: The 5MM Sweet Spot
There’s a lane in this market that’s wide open, and most investors are missing it. It’s the space between small residential and large commercial, where deals under $5MM live quietly and cash flow consistently.
This range includes:
• 1–4 units;
• Multifamily 5+ or mixed-use properties;
• Small-balance assets that don’t qualify for agency debt but are too clean for hard money.
What makes this range so powerful?
It’s financeable, flexible, and often overlooked. You can still negotiate directly with sellers, use creative capital, and move faster than institutional players.
If you’re scaling your portfolio, don’t skip the in-between. These deals may be smaller in size, but they’re often larger in opportunity.
Capital Markets Insights – April 2025
Where money is flowing, what lenders are favoring, and how to position your next deal.
In today’s market, capital is still moving, but it’s flowing toward structure, strategy, and strong operators.
Here’s what’s working right now in the $1MM–$5MM space:
• Agency and bank loans are available for stabilized, full-doc residential and multifamily deals (especially for W2 borrowers);
• Private credit and non-QM lenders are thriving in deals that banks won’t touch, LLC ownership, self-employed borrowers, and light value-add;
• Bridge capital is flowing fast for transitional assets, mixed-use buildings, and time-sensitive refinances.
Lenders are less focused on borrower tax returns and more focused on:
• In-place cash flow;
• Market stability Clear exit strategies;
• Exit clarity, deals in this range don’t need to be complicated, they just need to be well-packaged.
