This season isn’t about waiting for perfect rates, perfect deals, or perfect timing. It’s about choosing to move with clarity, even when everything around you feels noisy or uncertain.

The market is shifting.

Capital is flowing.

Opportunities are real, but they’re not handing themselves out.

They’re waiting for the investors who are ready, structured, and strategic.

In this week’s edition, I’m sharing what we’re seeing on the ground:

Where capital is moving, what terms are strong, and how smart borrowers are positioning themselves to win, not someday, but right now.

Investor Corner: Reset the Table

Spring isn’t just about cleaning.

It’s about resetting the table for bigger moves.

Tax season showed you your real numbers, not your projections, not your plans, but the truth.

If your capital is tied up where it’s not producing, if your debt isn’t working in your favor, or if your liquidity is too thin to act when opportunity knocks, you already know it.

Now is the time to move.

Reposition dead equity. Refinance debt that’s draining your margins. Build cash reserves before the market heats up and competition moves faster than you.

This isn’t the season to sit still because rates aren’t perfect or the headlines are loud.

This is the season to reset, realign, and rearm yourself with smarter financing.

The investors who adjust now, the ones who clear clutter and free capital, will be the ones ready to scale when the next wave of deals hits.

Everyone else will still be scrambling to catch up.

Capital Markets Insight: April 2025 — Liquidity Is Back, But So Is Scrutiny

As we head into late April, capital is flowing again, especially toward stabilized rental properties and small-balance multifamily.

Rates have settled into a tighter range, private funds are back to chasing clean deals, and even some banks are loosening slightly on commercial underwriting.

But it’s not like 2021, when capital chased anything that moved.

Today’s liquidity comes with discipline, deals still need to cash flow, borrowers need to qualify, and underwriting standards are back in place.

Here’s what we’re seeing in real-time:

DSCR loans remain strong, with rates in the high 7s to low 8s. Leverage up to 85%, but only for properties with solid leases and clean cash flow. Stabilized bridge loans are moving faster than they have in months, with rates between 9.99%–12.99%, especially for 1–4 unit rentals, small multifamily, and clean mixed-use properties. Borrower profile matters. Investors with 640+ FICO for DSCR and 600+ FICO for bridge are getting quoted quickly. Anything lower, and lenders are tapping the brakes, or pricing it harder. No more “story deals.” Assets need to pencil now. Rent-ready, cash-flowing, and verifiable income are the minimum standards.

Capital is available.

But investors who show up prepared, clean financials, clear strategy, and the right expectations, are the ones who are moving fast and winning terms.

We’re quoting aggressively, but we’re quoting intelligently.

Deal Spotlight: Fast DSCR Refinance in Mount Vernon, NY

One of our investors needed a quick refinance on a stabilized 3-family in Mount Vernon, NY.

The property was fully leased, generating strong cash flow, and positioned for long-term hold.

Their challenge:

Mid-600s FICO (solid, but not ideal for banks) Needed cash-out to secure a new investment property in the neighborhood Required a fast closing to meet their next purchase deadline

We structured a DSCR refinance with:

75% LTV Fixed rate at 7.95% DSCR at 1.10 30-year fixed term Closed in 18 calendar days

The investor accessed the equity they needed without disrupting their portfolio—and moved straight into their next acquisition before the spring competition heated up.
