Dear Investor,

For those of you who have been following me for a while, you know I called it early: U.S. rates would peak around 8–9%. That prediction came true, and now we’re finally seeing what we’ve been waiting for, rates are starting to decline.

We’re already closing rental loans in the mid‑5% range again, which is a meaningful shift for investors, landlords, and portfolio owners. If you look at the 10‑year Treasury chart, you’ll see the curve breaking lower for the first time in nearly two years, signaling that the worst of the rate pressure may be behind us.

Why does this matter?

Lower rates mean better leverage on acquisitions and refinances. Increased inventory and softer pricing across many U.S. markets open the door for discounted purchases. Climate and zoning-driven regional reshaping (Sunbelt suburbs, coastal insurance changes) are creating unique niche plays for smart capital.

We’ve been preparing for exactly this environment. We are actively underwriting new rental loan opportunities and identifying markets with high rental yield potential under these more favorable rates.
